Examples of legal (not developer-imposed) requirements may include setbacks from lot edges and requirements applicable to riverfront properties — for riverfront lots, permanent construction must comply with applicable Belize law and requirements concerning the river/property boundary. The project philosophy favors working with the natural environment rather than unnecessarily clearing or heavily disturbing the surroundings.

Off-grid living guide →10% down payment, 10% annual interest, terms up to 30 years, offered on all four lot types, in-house through the owner (no bank involved). Illustrative monthly payments assume 10% down, 10% annual interest, 30-year amortization, and no additional fees; the guide states these are illustrations only and the final payment is determined by the purchase agreement. The guide also states there is no prepayment penalty in the current project financing information.
Owner financing: terms and process →Yes. Belize places no restriction on foreign ownership of land — non-citizens can hold freehold title on the same terms as Belizean citizens. Foreign buyers are accepted — there are no project-specific restrictions preventing foreign buyers from purchasing, subject to the normal Belize real-estate closing and legal process. Buyers should still complete independent legal due diligence before purchasing.

Request information →The current project reservation requirement is 10%. After you select a lot, you and the seller sign an agreement and the property goes under contract; you then deposit the required funds into escrow and the due diligence period begins.
