Reading the plan
Every lot belongs to one of four settings, coloured on the plan above. Each is a real part of the layout, not a marketing tier.
Riverfront Estate
7 lots (Lots 13–19), 5 available. Sit along the Caves Branch River, on the estate's western edge.
Nature Reserve
10 lots (Lots 20–27, 29 and 42), 7 available. Sit mostly bordering the community green, at the center of the plan.
Jungle Estate
18 lots (Lots 3–12, 28, 30–35 and 41), 16 available. Sit the interior lots, along both sides of the internal road.
Mountain View Jungle
7 lots (Lots 1, 2 and 36–40), 6 available. Sit along the estate's eastern edge.
The estate in detail
Caves Branch River Estates is a gated, low-density river community in Franks Eddy Village, Cayo District, Belize. It comprises 42 individually titled lots of 0.86–1.25 acres on 56.2 acres, including 7 riverfront lots along the Caves Branch River. 34 of 42 lots are currently available and 8 are sold (inventory as of September 18, 2026).

Satellite internet (e.g. Starlink) described as feasible based on available signal information for the property.

- Each of the 42 lots is individually titled — the estate's own materials describe the inventory as "42 individual titled lots." No HOA. No developer-imposed building restrictions beyond applicable Belize law. Foreign buyers are accepted — there are no project-specific restrictions preventing foreign buyers from purchasing, subject to the normal Belize real-estate closing and legal process.
