Queen's Land and the river
Lots 13–19 are the riverfront parcels in the Riverfront Estate category, all in Phase II. Each of these lots reaches the Caves Branch River, and the developer describes them this way: “Directly along the Caves Branch River.”
The buyer purchases the surveyed private parcel. Queen's Land lies between the private parcel and the river. It is not part of the privately owned parcel, it is not surveyed into the private lots, and the buyer does not purchase it.

- The owner personally prefers Lots 13 and 19 because of their location at the ends of the subdivision and the greater sense of seclusion. This is a personal preference, not a ranking of the lots.
- The owner's personal observation is that the setting feels remarkably close to Belmopan and San Ignacio while still feeling immersed in nature.
