Riverfront land can mean different things from one property to the next: how a lot relates to the water, who owns the ground between the lot and the river, and how owners reach the water. This guide explains what the riverfront offering at Caves Branch River Estates actually consists of, and separates what the owner has confirmed about the property from the owner's approximate reports and personal observations. What riverfront means at this estate
Seven parcels, Lots 13–19, make up the Riverfront Estate category, all in Phase II. Each of these lots reaches the Caves Branch River. As of September 18, 2026, 5 are available: Lot 15, Lot 16, Lot 17, Lot 18 and Lot 19. Lot 13 and Lot 14 are sold.

Queen's Land: between your parcel and the river
The buyer purchases the surveyed private parcel. Queen's Land lies between the private parcel and the river. It is not part of the privately owned parcel, it is not surveyed into the private lots, and the buyer does not purchase it.

Riverfront owners have access to the Queen's Land along the river. Non-permanent structures may be possible there, subject to applicable Belize requirements. This is not presented as a legal right. What is permitted on Queen's Land, and any approvals that may be needed, must be confirmed with a Belize attorney and the relevant authorities.
This guide does not state who holds Queen's Land, its legal status, or what rights attach to it beyond the points above.
Getting to the river
- A common river-access area is available to all owners and is currently accessible.
- All 7 riverfront lots are within approximately a one-minute drive of the river and the common access area. This is an approximate figure, not a surveyed distance.
- Every riverfront lot has access from an internal road.
- This guide does not describe private river access from any individual lot. River access is through the common access area and the Queen's Land described above.
The river and the height of the lots
The following are approximate figures and reports from the owner. They are not surveyed measurements, a flood assessment or a guarantee.
- The Caves Branch River is a year-round river.
- The riverfront lots are approximately 15–25 feet above river level, depending on the lot.
- River levels can rise several feet, but the owner reports they have not risen above the natural limestone riverbank and retaining formation.
- The owner reports no known flooding incidents at the development.
River conditions can change. Do your own due diligence, and confirm anything that matters to your purchase with your Belize attorney and other qualified professionals.
Roads, gate and off-grid options
In place today:
- Gated entrance
- Paved road from the gated entrance to the subdivision entrance
- Internal access roads
- Current river access (the common river-access area)
Not yet:
- No lots are currently cleared
- No buildings are currently under construction
There is no city electricity, water or sewer connection, so buyers design their own power, water and septic solutions.
Off-grid options include solar power, Starlink internet and water storage (cistern) systems. Buyers design and install their own systems, and internet service is not guaranteed. Location and approximate distances
The estate offers a low-density, gated setting surrounded by nature, while remaining relatively close to Belmopan and San Ignacio.
- Belmopan: about 12–15 minutes by car.
- Belize City: about 52 minutes by car.
- San Ignacio: about 1 hour.
- Hummingbird Highway: about 20 minutes.
- Frank's Eddy grocery and school: about 3 miles.

The owner's personal observations
These are the owner's own observations and preferences. They are not verified property facts, a wildlife survey or promises.
- Small waterfall features have been observed in front of Lots 13 and 15. This is the owner's firsthand observation, not a documented or guaranteed feature.
- The owner's personal observation is that the setting feels remarkably close to Belmopan and San Ignacio while still feeling immersed in nature.
- The owner has personally observed wildlife in the area, including tapirs, jaguars, jaguarundis, foxes, anteaters and parrots. This is a firsthand observation, and wildlife sightings are not guaranteed.
- The owner personally prefers Lots 13 and 19 because of their location at the ends of the subdivision and the greater sense of seclusion. This is a personal preference, not a ranking of the lots.
Of the lots mentioned above, Lot 13 is sold and Lots 15 and 19 are available.
Potential uses and building
Potential uses include a private home, vacation rental, cabin, retreat, second home or family property, subject to applicable laws, permits and restrictions.
For riverfront lots, permanent construction must comply with applicable Belize law and requirements concerning the river/property boundary.
