Owner financing lets a buyer pay for land over time by making payments to the seller instead of borrowing from a bank. Owner financing in general
In an owner-financed sale, also called seller financing, the seller extends credit to the buyer directly. The buyer makes a down payment and pays the balance in installments over an agreed period.
Each seller sets their own terms, including the interest rate, the length of the term, the costs the buyer pays, and when the buyer receives title. The terms one seller offers say nothing about another seller's, so read the contract for any owner-financed purchase carefully and have an independent, Belize-licensed attorney review it.
Questions to ask any seller offering financing
- How much is the down payment, and how much is financed?
- What is the interest rate, and are the payments fixed?
- What is the longest term, and can it be shorter?
- Is there a penalty for paying the balance off early?
- Who pays the attorney and closing costs?
- When does the buyer receive use of the property, and when does legal title pass?
- When and how is Stamp Tax paid?
- What does the contract say if a payment is missed?
The financing offered at Caves Branch River Estates
Financing here is provided directly by the owner, not by a bank. The standard terms are:
- 10% down payment.
- 10% annual interest.
- Fixed monthly payments.
- Terms up to 30 years; a shorter term may be chosen.
- Early payoff is permitted with no prepayment penalty.
- No balloon payment.
- The buyer pays attorney and closing costs.

From contract to title
- You and the seller sign the purchase and financing contract.
- You pay the 10% down payment; the rest of the price is financed.
- Closing normally takes approximately 30–40 days from going under contract. The buyer pays attorney and closing costs.
- After closing, you have free and clear use of the property.
- You make fixed monthly payments over the agreed term, and can pay the balance off early.
- Title is issued once the property has been paid in full.
Use of the property begins at closing, but legal title is issued only after full payment. Those are two different milestones.
Stamp Tax timing
For owner-financed purchases at Caves Branch River Estates, Stamp Tax is paid when title is issued rather than at the initial closing. This describes when the tax is paid, not how much. It is not legal or tax advice, so ask your own Belize attorney how Stamp Tax applies to your purchase.
A worked example
As an illustration only: the lowest-priced lot currently available is Lot 3 at $31,500 USD. With 10% down ($3,150 USD), the financed balance is $28,350 USD. At 10% over 30 years, fixed monthly payments would be about $248.79 USD. The figure excludes attorney and closing costs and Stamp Tax, and the amount you pay depends on the term you agree in your contract.
